Reactivation of Chihuahua’s industrial market

After a 2021 with negative figures, during the second quarter of 2022 (2T2022) the industrial market of Chihuahua presented a net demand of 35,000 square meters (m2). In that sense, it showed a significant recovery compared to previous quarters. However, it is estimated that this will continue for the next few months, due to the number of industrial projects that are coming to the city. This will detonate the area and probably position the market at a national level. In terms of square meters under construction, the real estate portal Solili registered more than 51,000 m2 of industrial buildings during the first semester of 2022, the all-time high of the market. In this context, there is only one building available with 15,700 m2, and the rest corresponds to BTS projects. Regarding investments, the French company Essilor Luxottica announced an industrial investment for USD$133 million. Meanwhile, Jabil has assured that it will expand in the market, and recently laid the foundation stone for its third plant. For this, it is estimated that they will invest USD$336 million, 30% for infrastructure and 70% for machinery. Fibra Nova, Intermex, American Industries and IGS, for their part, showed an active participation in the area's gross demand, which led the entity to register a vacancy of 3.34%, the lowest in recent months. However, given this increase in demand, the average rental price stood at USD$4.03 per m2 per month. 60% of the demand corresponds to custom-made projects, while logistics concentrates a 40 percent. In relation to other industries, the aerospace sector accumulated around 25% of the demanded manufacture activities, generating 70% of employment.
